Job SummaryThe project manager is providing leadership to a team of engineers, project coordinator(s) and site superintendent(s) in the successful planning and implementation of medium to large civil construction projects. The project manager is accountable for delivering project(s)on time and budget, while maximizing financial returns to the organizations. With a focus on safety, the project manager is providing leadership in the development of project execution plans, detailed project scheduling activities, develop and monitor project budgets and expenditures, and maintain positive relationships with project clients.ResponsibilitiesManagement – 50%• Ensure project(s) meet anticipated schedules, stay within budget, meets client expectations and are executed at highest level of quality• Prepare contracts and negotiate revisions, changes and additions to contractual agreements• Prepare and manage project budget/itemized costs, construction schedules and milestones, and monitor project’s progress• Tender, review, approve and award all sub-trades in conjunction with Estimator. Coordinate sub-trades work activities. Plan, organize, direct, control and evaluate daily operations with Site Superintendents, ensuring quality control• Develop quantity and material take offs for estimation and budget preparations• Direct the purchase of building materials and equipment• Monitor site safety and ensure compliance to OH&S Act and COR standards• Review and approve all supplier and subcontractor invoices and weekly time sheets for field workers• Manage and execute the Contemplated Change Order (CCO), Change Order (CO) and Change Directive (CD) are processed in a timely manner, responding to the timeframes requested by the Client and contract specifications. About our Client This successful contractor, with a 35 year history, takes on projects from $2M to $40M - Their bread and butter between $7M - $15M. Projects range from tilt up warehouses to church addition, and civic projects to medical offices, and everything in between. Typically they will lead the new build and the related fit-out when possible, but the don't chase pure TI work. They try to hire people to work 'with them' not 'for them.' Expecting to grow from 6 to 8 ongoing projects later this year. They keep their trades happy by paying on-time and work together rather than fighting them throughout the project. Typical Projects Commercial, Industrial and Institutional$5 - $15 million dollar budgets (and up to $40 million)over 50% concrete tilt-up with some cast-in place structures10-18 month buildsPast and Future projects include warehouses, schools, churches, offices, government buildings and medical officesMostly new build projects with occasional TIs for repeat ClientsLocations: Vancouver through Chilliwack (minimal on the North Shore) About the Role You will lead your project and hit the ground running from Day1.
